Important MVP Notice

e-state is in active development. These terms and privacy notes are a working draft and will need to be reviewed by a qualified solicitor and data protection adviser before full commercial launch.

Terms of Use

These terms explain the basic rules for using e-state and the role the platform plays in a property sale.

Platform Role

e-state provides digital tools to help buyers, sellers, and relevant professionals manage parts of a property sale. We are not an estate agent, solicitor, mortgage broker, surveyor, or financial adviser, and we do not provide legal, financial, valuation, or conveyancing advice.

Early-Stage Service

e-state is currently being developed as an MVP. Features, workflows, pricing, and availability may change as the platform is tested, improved, and prepared for commercial launch.

Eligibility

You must be at least 18 years old to use e-state. Some features, including placing offers or participating in a sale workspace, may require identity verification or additional checks before access is granted.

Listings

Sellers are responsible for making sure that listing information is accurate, complete, and not misleading. e-state may remove or restrict listings that appear inaccurate, duplicate, fraudulent, or unsuitable for the platform.

Offers

Offers submitted through e-state are recorded for transparency, but they are not legally binding property contracts. A property sale only becomes legally binding when the required formal contracts are completed and signed by the relevant parties.

Questions and Communication

Listing questions, offer activity, and related responses may be visible to other users depending on the feature being used. This is intended to improve transparency and reduce missed or unclear communication during the sale process.

Documents

The Document Vault is designed to help parties organise and share sale-related documents. Users should only upload documents they are authorised to share. e-state does not review documents for legal accuracy or completeness.

Professionals

Sellers, buyers, solicitors, surveyors, mortgage brokers, and other professionals may be invited into a transaction workspace. Each professional remains responsible for their own advice, services, fees, and regulatory obligations.

Fees

Any platform fees will be shown before payment or commitment. Fees charged by solicitors, surveyors, mortgage brokers, estate agents, or other third parties are agreed separately between you and those providers.

Acceptable Use

You must not use e-state to misrepresent your identity, submit false information, interfere with the platform, access another user’s data without permission, or carry out fraudulent or unlawful activity.

No Guarantee of Sale

e-state can help organise communication, offers, documents, and sale progress, but we cannot guarantee that a property will sell, that an offer will be accepted, or that a transaction will complete.

This section explains the types of data e-state may collect and how that data may be used to operate the platform.

Data We May Collect

We may collect account details, contact information, listing details, offer activity, questions and responses, uploaded documents, verification information, and technical usage data generated when you use the platform.

How We Use Data

We use data to operate the platform, manage listings and sale workspaces, support verified offers, provide notifications, improve product reliability, prevent misuse, and meet legal or security requirements where applicable.

Identity Verification

Where identity verification is required, we may collect or process information needed to confirm that a user is who they say they are. In future, this may involve a trusted third-party verification provider.

Document Vault

Documents uploaded to a sale workspace may contain sensitive personal, financial, or legal information. Access should be limited to the users and professionals involved in that transaction. Users should avoid uploading documents that are not relevant to the sale.

Sharing Data

We do not sell personal data. Data may be shared with other transaction participants where needed to operate the platform, with service providers who help us run the product, or where required by law.

Security

We aim to protect user data using appropriate technical and organisational measures. No online platform can guarantee absolute security, so users should also take care when sharing sensitive documents or account information.

Data Retention

We keep data only for as long as needed to provide the service, maintain records, resolve disputes, improve the platform, or meet legal and operational requirements. Retention periods may vary depending on the type of data.

Your Data Rights

If you are based in Ireland or the European Union, you may have rights to access, correct, delete, restrict, or object to the processing of your personal data. You may also have the right to data portability in certain circumstances.
